Height, chemical precision, and zero margin for error.
A G+32 glass curtain wall on a coastal site, with active construction below and a possession deadline driving the timeline. Each challenge required a specific answer before a cradle went up.
Compliance framework before cradle. Cradle before cleaning.
Before any equipment arrived, every elevation was assessed for soiling type and the correct chemical system for construction-phase coated glass was confirmed. A full compliance package was submitted before any team member went above ground level: method statement, load test certificate, WC insurance, emergency response plan, and all worker medical fitness records.
Every morning, five steps had to be complete before any cradle was deployed: wind speed check, equipment inspection, PPE check for all eight crew members, signed toolbox talk, and the Work at Height Permit. No exceptions. On days when coastal wind exceeded BS 8210:2020 thresholds, the go/no-go decision was logged with the recorded wind speed.
Each facade was cleaned in two passes: chemical treatment for construction soiling, then mechanical scrub and streak-free rinse. The deviated cradle maintained consistent contact throughout, eliminating the variable pressure that caused the previous streaking. Floor band sign-offs were completed as cleaning progressed. On Day 15, SCFM issued the completion report with before-and-after photographs of every elevation.
1,31,000 sq ft. 32 floors. 4 elevations. 960 man-hours at height. Zero incidents. Completion report issued Day 15.
| Metric | Outcome |
|---|---|
| Height-related incidents | Zero. 960 man-hours at 200 ft, active construction site below, coastal wind conditions throughout. |
| Glass damage across 1,31,000 sq ft | Zero. No scratching, hazing, chemical staining, or impact damage to any curtain wall panel. |
| Programme completion | 1,31,000 sq ft across 32 floors and 4 elevations in 15 days. Developer's possession timeline maintained. |
| Compliance documentation | 26 documents (24 mandatory) in place before Day 1. Method statement, load test certificate, work permits, medical fitness records, WC insurance. |
| Completion report | Issued Day 15. Before-and-after photographs of every elevation, floor sign-off record, delivered into the developer's possession handover file. |
Every other contractor gave us a price. SCFM gave us a method statement, a load test certificate for their equipment, and a completion report with photographs on the last day of the job. That is what we actually needed for the handover file.
